The town centre of the planned 10-hectare Tengah development will be car-lite. It will have a central park, dedicated walking and cycling paths, and will be set within a large green park. The plan also includes a dedicated car-lite/free town centre and an existing canal transformed into a ‘forest stream’. This design concept is also consistent with Singapore’s strict noise guidelines.
The new town will be a “forest town” and will be one of the first in Singapore. The first batch of flats will be launched in 2018 with residents moving in a few years later. Tengah will have a comprehensive array of services. There will be a town centre, sports hub, and integrated community hub. A new-generation HDB neighbourhood centre will provide access to transportation nodes and common facilities. The master plan also incorporates the concept of a ‘forest town’. The town centre will include a centralized cooling system, a public library, and a community club.
The new Executive Condominium (EC) in Tengah will be a smart and green space. ECs are a hybrid between private condos and HDBs. During the initial launch phase, ECs are limited to Singapore residents. They must be married couples and are able to pay the full price. The town is near Bukit Timah Nature Reserve, which provides a number of weekend activities.
The upcoming town plan is incorporating the latest technology, including a computer simulation tool that will make sure buildings are angled in the right way to trap as little heat as possible. This will provide natural ventilation for a cooler climate. The town will also include more greenery, which will serve as natural shade and lower overall temperatures. It will be the first of its kind in HDB estates. The HDB masterplan for Tengah will feature a swimming complex and recreational centre.
